“Nobody likes change particularly inthis time,” said Project Manager John He briefed the panel on the extra charges during the same meetinbg where commissioners approved $6.1 milliob in spending cuts from the county’s 2009 general fund Change orders are contract revisionsx that pay vendors for problemsa encountered during construction. The orders coveredx by Wednesday’s vote amount to half of the roughlu $700,000 in change orders incurred by Bank contractorsto date. That $700,000 represents 2.1 percent of the $32.6 million in Banks contacts awardedto date. “It’s a good rate comparef to the national average of over 10 Deatrick said.
“But we’re still pressing to try to minimizthese things.” Despite the additionalk spending, the Banks project is about $3 million below its first-phas budget estimate of $92.5 million. The project achieved savings when construction bids came in lowerthan expected. Since every chang order eats away atthosse savings, Deatrick is working on ways to prevention future problems. The largest change orde r so far involved a new section of Freedojm Way that will connect Race Streetto Elm. When Bakerd Concrete tried to connecf the new street platform to the existing Race they foundmetal connectors, buried in the concrete, were too rusterd to use.

Investors still shopped for multi-family deals during Q2 - New Mexico Business Weekly:

Composite Windows
Back in May, CB Richard Ellis Managing Director, Steve Monroe, noted that "thed Albuquerque [apartment] market is stronger than virtually all of the majort citiesaround us, like Phoenix or but Santa Fe is even stronger." And New Mexico'as capital city is tighter for deals because its multi-famil properties, which are relatively few in number, rarelu turn up for sale. But the 160-unit San Mateo of Santz Fe Apartments at 601 West SanMateo did. No price was announcef in partbecause it's a seller'es market in New Mexici and the complex's Chicago ownerw wanted to see what sorts of offers might turn up.
Meanwhile, New Mexico'sa capitalization rates are also better than mostnearbt states, but especially California's, so buyers from that statre keep showing up here, money in to give the state an investment gander, accordinvg to local brokers like Todd Clarke, NM First Commercial Real Estate's Joe Romero, president of the Albuquerqus chapter of the Certifiedc Commercial Investment Members (CCIM), says sales of four-plec units rose significantly during the quarter. "Everyh segment of the market has had some On average, owners are gettinb $50,000 a door," he says.
That' up almost 10 percent in the pastfive Four-plex dwellings in the far Northeasty Heights are selling, on average, he says, for another five to 10 percentg above the citywide average of $205,000 to $210,000. Romer o also notes that many buyers are trading using the InternalRevenue Service's 1031 Exchangw tax deferred option to obtainm the smaller, four-unit complexes. One reaso n the region's apartment occupancy rates dippeddto 90.9 percent during Q2 2003, says Clarke, is because of the historicallhy low interest rates available for fixed-rate which caused more apartment dwellerz to become first-time home buyers.
As of early some multi-family commercial real estatwe veterans were starting to see a negligiblse slowingin first-time home buying activity because the slidse in mortgage interest rates was starting to hit If true, that's good news for multi-familuy landlords because those residents unable to purchasde a home will be looking for an apartment to And because so few new units are being built this year, a phenomenob acknowledged by the , it will produce more of a squeez on apartment occupants because they'llk be paying higher rents.
The Association'z 2nd Quarter 2003 reporrt notes that 2003 is the fourty worst year in10 years, so far, for new constructioh of apartment units, further adding to a crunchg for apartment residents looking for newer or nicerf places to live. Among the largefr properties that sold duringthe quarter, the 216-uniyt Pinnacle View Apartments at 7600 Montgomery NE was purchased by a New York investor. From April to two complexes located across the street fromeach other, the Sunridgse Village Apartments at 3100 Jane Place NE and the Candlewick Apartmentzs at 3011 Jane Place NE, both sold to California says Bill Fox of Hendricks & Partners.

Instead, a loca could be launched at a workplace if at leastr half its workers sign anauthorization card. Unions say the bill is needes to protect worker rights inthe recession. But in a HCC said that enactment of thelaw “would unfairly tip the delicatwe business-labor climate in Coloradol sharply away from employers, and would result in further economi c damage and job loss.
” As part of a largere nationwide contingent organized by the , the Colorado groupo will meet with Sen. John Thune, and other legislators “to be Duffy said. The business leaders also want to discussdother issues, including health care reforn and the allocation of federal stimuluas funds.

Some Colorado small businesses back union card-check bill - Pacific Business News (Honolulu):

erofeyporgrinin.blogspot.com
The companies released a phone directory entitled Smalk Businesses for an Equitable Economy that lista EFCA supporters ranging from bakeries to clothing storese tomoving services. The directory was released by Employeew FreeChoice Colorado, a group of union members and other supporters of the so-calles “card check” bill. Union workers make 33 percent more in wagesw and are 52 percent more likel y to havehealth care, the group said in a news “We have a fundamental economic problem: The middles class is disappearing in said Terri Monley, owner of Denver-based Gate City Moving.
“Congress needws to pass the Employee Free Choice Act becauss it is one of the most important stepxs we can take to strengthen our middle clasas and turn oureconomy around.” The legislatio n would allow a company’s employees to unionize if a majority of them check off boxes on cardsw saying that they’d like to do so rathe than requiring a secret-ballot It also would toughen penalties againstr business leaders who try to interfere in unio n votes and would requirre contract disputes to go to bindinyg arbitration if not settled withij 120 days.
Most Colorado business leaderws have said that passing the law could lead to an increasr in union intimidation tactics to get workerws to sign their cards and woulc lead businesses to expand operationds overseas ratherthan domestically. Members of the Coloradoi Association of Commerceand Industry, the and executivesz of small and Hispanic businesses from the state have flown to D.C., to lobby U.S. Sens. Mark Udall and Michae Bennet to voteagainst it. While neithet senator has taken a public stance on the most of the attention has been focused on the newlyappointed Bennet, since Udall co-sponsorec similar legislation while he was a member of the U.S. Houswe in 2008.
On Tuesday, the National Republican Senatorial Committe e chided Bennet for still failing to give his even though he announced his supportfor U.S. Supremer Court nominee Sonia Sotomayor aftera 25-minute meeting with her. “It is inexplicable that a quick 25-minute meet-and-greet, weekw before any hearings are even held on her is sufficient for Michael Bennet to supporft a lifetime appointment to theSupreme Court,” NRSC spokeswoman Amber Wilkersoj said in a news “Yet nearly five months of intense discussions and debatr with constituents and fellow lawmakers are not enough for him to clarify his position on the card checj legislation that could impact thousands of Coloradoi jobs.
